The proper governmental approvals entitle you to proceed to construction, or to sell the property at a profit, since the value of a property with entitlements often increases significantly.
Unfortunately, obtaining approvals can often be an arduous, expensive and time-consuming process, but not onw without rewards. If it was easy everyone would do it. For example, we are involved currently in an 18-acre property in Moreno Valley that will increase in value from $2,7-million to $6-million upon approval of a rezone from residential to commercial land. We typically work for a fee, but will consider a joint venture partnership in some cases.
